In India real estate broking is an industry
by itself. There are associations and federations that look into the
welfare of its estate agent members. Though there is a difference
between residential and commercial real estate broking, a vast majority
of the estate agents deal in both categories as there is a common
license for both types of brokers. Whether one is a residential real estate broker or a commercial real estate broker, either ways they make maximum money by tying up with builders who give them exclusive rights to sell property in their project. Estate agents, either ways earn a commission on whatever transaction they do. They earn a fee called brokerage from both the buyer and the seller of property. Even brokers who deal in rental properties earn a brokerage, which is two to three months’ rent. The commercial real estate broker deals in properties that are bought and sold for commercial reasons. This means property required to put up a business establishment. This could be an office, shop, showroom, land, factory, etc. The commercial real estate broker even deals in land for builders, who will either construct a residential or commercial complex. Those into commercial real estate broking have to be aware of the property laws pertaining to properties put to commercial use. In India, there are estate agents, who arrange for residential flats and premises to be used commercially, which is permitted by the co-operative society. However, if the society does not make such provisions then the estate agent, along with the original owner or builder could face trouble.
